Project Overview and Benefits
The South Station Air Rights Project included the long-awaited completion of the South Station Transportation Center.
Previously, the South Station rail terminal and bus terminal were two separate buildings, making connections between them inconvenient. The completion of the South Station Transportation Center created comfortable and convenient transfers to all modes of transit, with direct connections between the rail and bus terminal. Additionally, a mixed-use tower has been constructed to provide office and residential space.
Expanded outdoor concourse area
The new outdoor concourse area increased in size by 67% for an improved experience for those passing through the station. The tracks and platforms are covered by an architecturally significant gateway to the city.

A protected Pedal and Park bike storage room is located within the newly constructed building on Atlantic Avenue.
Transit Patron Benefits
An architecturally significant public space at the outdoor concourse area that enhances the image of South Station as a gateway to the city
A weather-protected environment for all patrons of South Station
Lighting, fire and life safety and security enhancements in the rail yard and platform areas
Wayfinding, access and safety enhancements for transit patrons with disabilities
mixed-use tower
The South Station Tower is the first-phase of a potential three building development of the air space above the South Station Transportation Center. The Tower is 51 stories and provides approximately 700,000 square feet of office space and 166 residential condominium units. The Tower was designed by Pelli Clarke & Partners and includes an extensive array of sustainable design, health and wellness features - related credentials include an LEED Gold certification, a BREEAM “Excellent” rating, a GRESB Green Star label, an Energy Star score of 86 and a WELL Gold certification.
Future Phases
Following completion of the South Station Transportation Center and mixed-use tower (Phase 1), two other project phases may follow.
Phase 2 has been approved as residential and/or hotel building above the bus terminal expansion (built in Phase 1), which will include 440,000 square feet of space and an additional 368 parking spaces.
The third and final development phase has been approved as 510,000 square feet of office and amenity space above the existing bus terminal structure.
Overall, completion of the three phases would create 1,980,000 square feet of mixed-use space with 895 parking spaces.
