Project Overview and Benefits

The South Station Air Rights Project will include the long-awaited completion of the South Station Transportation Center.

Currently, the South Station rail terminal and bus terminal are two separate buildings, making connections between them inconvenient. The completion of the South Station Transportation Center will create comfortable and convenient transfers to all modes of transit, with direct connections between the rail and bus terminal. Additionally, a mixed-use tower will be constructed to provide office and residential space.


Expanded outdoor concourse area

The new outdoor concourse area will increase in size by 67% for an improved experience for passengers and people passing through the station. The tracks and platforms will be completely covered and the outdoor concourse will be transformed into an architecturally significant gateway to the city.

Bus Terminal Expansion

The new bus terminal will increase capacity by more than 50% and will provide more convenient connections to train and subway.

New indoor bike storage room

A protected bike storage room will be located within the newly constructed building on Atlantic Avenue between the existing bus terminal entrance and South Station.

mixed-use tower

South Station Tower is the first-phase of a three building development of the air space above the South Station Transportation Center. The Tower will be 51 stories and provide approximately 700,000sf of office space and 166 residential condominium units. The Tower was designed by Pelli Clarke & Partners and will include an extensive array of sustainable design, health and wellness features - related credentials are anticipated to include a LEED Gold certification, a BREEAM “Excellent” rating, a GRESB Green Star label, an Energy Star score of 86 and a WELL Gold certification.


Future Phases

Following completion of the South Station Transportation Center and mixed-use tower (Phase 1), two other project phases will follow. The construction schedule only includes the South Station Transportation Center and mixed-use tower work (Phase 1).

Phase 2 has been approved as residential and/or hotel building above the bus terminal expansion (built in Phase 1), which will include 440,000 square feet of space and an additional 368 parking spaces.

The third and final development phase has been approved as 510,000 square feet of office and amenity space above the existing bus terminal structure.

Overall, completion of the three phases will create 1,980,000 square feet of mixed-use space. Additionally, 895 parking spaces will be created.
